With a $14,000 budget, the Philip renovation focused on delivering maximum impact with minimal spend — addressing both functional repairs and cosmetic updates to position the property for occupancy or resale.
On the exterior, new front porch stairs and replacement of two driveway slabs at the side door improved safety and curb appeal, while overgrown weed trees and an outdated satellite dish were removed for a cleaner look. Targeted tuckpointing addressed minor masonry wear.
Inside, key spaces were refreshed with fresh paint in modern tones, new blinds, updated light fixtures, plugs, switches, and smoke detectors for safety and comfort. Original wood floors in the living area and hallway were sanded to restore their charm, while all bedrooms received new carpet and drywall repairs for a fresh, cozy feel.
The bathroom got an affordable update with a reglazed tub, new vanity top, fresh paint, and modern fixtures. The kitchen and basement were brightened up with new LVP flooring, paint, and light fixture updates. Practical touches like drain snaking, GFIs, and hard-sided dryer venting ensured the home is fully functional for new residents.
